Our seaside community boasts a diverse and large population of up to 75,000 in the summer as it hosts vacationers from all over the United States but primarily from New England and the mid-Atlantic states, Canada and Europe looking to enjoy our miles-long stretch of fine beach, clean ocean water and all the attractions that both Old Orchard Beach and the surrounding City of Portland have to offer. We are blessed with a multitude of restaurants, cultural offerings, special events, music venues, art museums & galleries, antiques, quaint shops and countless outdoor recreational amenities. This is a special place and we know that you’ll enjoy it here.

10:00am Check-out: Please adhere strictly to the 10:00 am checkout.

General Cottage Cleaning: We personally clean the cottage prior to your arrival and
make every effort to ensure you have a great vacation. We ask that you leave the cottage
in the same condition as it was when you arrived. (A cleaning fee will be accessed from
security deposit if cottage is not left in same condition.)

Property Boundaries: Please respect our neighbor’s privacy and space by being mindful
of our property boundaries.

No Smoking: We do not allow smoking inside the cottage and ask that if you smoke on
the property please dispose of your butts properly. (A cleaning fee will be accessed from
security deposit if cottage is found to have been smoked in.)

No Pets (unless there are special arrangements set up)

Trash: Please recycle as much as possible. There are two large trash cans in the side of
the cottage that should be used for household garbage. Black Bags (trash only) left
outside of the cans will likely get attacked by the local wildlife. Should you run out of
space please call us.

Returnables: Maine does have a returnable deposit on most bottles and cans. Please
Put all bottles and cans in our Green Clynk Bags. You are welcome to take them with
you or leave them for us to dispose of.

What to Bring: Linens, Towels, Plastic Ware, Paper Goods, bath items such as:
soap, shampoo, toilet paper, tissues, ect.

Linens: Can be provided for an additional fee.

Towels: Can be provided for an additional fee.

What not to bring: Pillows, blankets, mattress pads

Bedrooms: Upstairs: 1-King, 3-Queen, 2-Twin, Basement: 2 full bottom & 2 twin upper
bunks and 2 twin futons

Bathrooms: 1-full bath with tub, 1-3/4 bath with shower

Amenities: Coffee Maker, Microwave, Dishwasher, Washer /Dryer, Iron and Ironing
Board, 60 inch HDTV with Cable in living room and 60 inch HDTV in basement for
streaming and games, board games and beach book library, wireless internet, DVD
Player, Picnic Table, Gas Grill.

Taxes: All rentals are subject to 8% sales tax to be paid by tenant per State of Maine.

(Trash goes out Monday nights to be picked up on Tuesday mornings!!!)
TERMS & CONDITIONS

-All of our properties have a set number of guests they can comfortably sleep (Stated in Agreement).
-Please do not have more sleeping over unless other arrangements have been approved.
-Check-in is at 3:00 pm and check-out is at 10:00 am unless other arrangements have been made.
-Please leave premises clean and dishes washed.
-No alterations inside or outside without owners consent.
-ABSOLUTELY NO PETS unless otherwise stated in agreement.
-PLEASE NO SMOKING INSIDE AND PLEASE DO NOT DISPOSE OF BUTTS IN OR AROUND THE PREMISES.
-All of our rentals have clear property boundaries (Stated in Agreement) - Please respect our neighbor’s privacy.
-Please dispose of trash in the trash cans.
-If any appliances should break during your stay, please notify Rich at 207-632-5666 so he may replace it for the next renters.
-Please leave the trash in trash bins, we will dispose of the trash at the end of your stay.
-At the end of your stay, please lock the doors and leave the keys on the counter.
Depósito Seguridad
To confirm and secure your requested week, you will need to send a deposit (Stated in Agreement) along with a refundable security deposit (Stated in Agreement) and a signed copy of the agreement to hold your reservation.

If you cancel your reservation, your deposit will be returned to you if the property is re-rented for that week. We will make every effort to re-rent and return your deposit.

Your deposit will be sent back within 1 week after checking out of the premises. The property should be left in the same condition as before it was rented or a $300.00 cleaning fee will be taken from your deposit.
